Revitalizing historic buildings is a critical part of community development, especially when it involves preserving a piece of cultural heritage. Banner Environmental Services is proud to have played a pivotal role in the ambitious renovation project of the Capitol Theater in New Bedford, MA. In partnership with the Community Economic Development Center (CEDC) and the Waterfront Area Historic League (WHALE), this $5.7 million project is set to breathe new life into the North End neighborhood by transforming the old theater into a mixed-use facility with office spaces, affordable housing units, and vibrant street-level retail.
Project Scope: Selective Demolition of New Bedford’s Historic Capitol Theater
Upper Retail/Residential Roof
The first step in this extensive renovation project was the selective demolition of the upper retail and residential roof. Our team demoed the existing roof and parapet membranes down to the existing sheathing. This crucial step enabled the safe installation of new roofing materials, supporting the building’s future structural integrity.
Lower Roof
One of the critical areas we addressed was the lower roof. This task required the complete demolition of the existing roof framing and sheathing. Ensuring this area was free from outdated and potentially hazardous materials was essential for the upcoming construction phases.
Theater & Fly Loft
The heart of the Capitol Theater, its theater and fly loft, required meticulous attention. Our selective demolition tasks included removing portions of existing roof framing and sheathing. This precise work was critical to preserving the theater’s historical elements while allowing for modern upgrades.
Bathroom/Kitchen Roof
Significant improvements were also made to the bathroom and kitchen areas. Here, we carefully demoed portions of existing framing and sheathing, paving the way for contemporary installations that meet today’s standards of functionality and safety.
Ceiling Demolition
One of the more delicate tasks involved removing the existing gypsum and/or lathe plaster ceiling. This process was essential to modernizing the facility while preparing it for new installations that would better serve the community.
Roof Item Demolition
Lastly, our team removed various roof items and equipment, including outdated and potentially hazardous elements, ensuring a clean slate for the new, revitalized facility.
Exceptional Teamwork
The success of this project is a testament to the diligence and expertise of our entire Banner Environmental Services team. Their collective efforts in executing such a detailed and challenging selective demolition job ensured that the subsequent phases of renovation could proceed smoothly.
